Market Update

Although inventory during the first half of this year was extremely low, with many days having just 1, 2 or 3 ACTIVE listings, more homes started coming on the market in SCCL at the end of June. While that trend has continued, with July ending with 10 ACTIVE single family listings, inventory remains at a historically low level.  In spite of increasing inventory and increasing number of Days on Market (DOM) in July, we continue to be in a Seller's market.  Experts are saying that home appreciation will continue, mortgage rates will respond to inflation, and home sales will be more in line with pre-pandemic years. Why It’s Still a Sellers’ Market

In spite of rising interest rates and the uncertainty brought by rising inflation and a looming recession, this remains a good time for Buyers. With more inventory to choose from and with buyer demand softening, many folks who found themselves unable to purchase last year may now find less competition and better opportunities to buy. Although it appears that home values will continue to appreciate, there may be fewer bidding wars and fewer buyers paying over asking price.
